Brewery Integrates Energy Efficiency and Architectural Style With Kessel Construction

Kessel Construction and Southern Tier Brewing CompanyLAKEWOOD, NY--(Marketwire - 07/21/11) - When demand for Southern Tier Brewing Company's award-winning beer started to take off, owners Phineas and Sara DeMink selected Kessel Construction, one of the region's most respected design/build firms specializing in turnkey construction of commercial and industrial buildings, to construct the brewery's new facility.

After the decision was made to move forward with the new building, Kessel was the top choice. "They've been around for awhile, and they are great guys," Phineas said. "Simply put, we trust them, we like them, and they do nice work."

Designed with the express purpose of brewing innovative, high-quality beer for an expanding customer base, the new 19,250-square-foot facility was engineered to effectively serve as a showpiece, both in the bar and manufacturing areas where tours are regularly given.

From the building aspect, Butler Manufacturing's patented CMR-24® roof system was utilized to ensure a consistent weather-tight performance under demanding conditions. The CMR-24 accommodates the natural expansion and contraction that comes with daily and seasonal temperature changes and includes a layer of rigid insulation board and an interior steel liner. This liner gives the interior a finished look while protecting the roof's insulation and providing excellent energy savings.

The CMR-24 was combined with Kessel's interior composite wall to achieve a clean roof and wall combination and create a finished look inside and out. In addition to aesthetics, Kessel's composite wall was an excellent choice for durability, thermal performance, and ease of cleaning.

Butler's Shadowall™ system was selected for the exterior walls to create an architecturally pleasing appearance coupled with exceptional energy efficiency. Because the fasteners are recessed deep in the corrugation, the Shadowall system gives walls an attractive and uniform appearance.

Special attention was taken to ensure the components selected worked hand-in-hand with the unique interior design scheme, particularly in the pub area, which features distinctive woodwork, a vaulted ceiling, and hardware-free, peg-style craftsmanship.

"The guys at Kessel found smarter ways to do things," Phineas said. "For example, we took advantage of cost segregation," he said. A method utilized to improve cash flow and maximize tax deductions, cost segregation was suggested and employed with the new building and has proved to be a beneficial cost-saving measure.

Pavilion Finished, Warren County Fair Grounds

As of today the pavilion in Warren is substantially complete and is currently having electrical and seating installed. The building is ready for the up coming Warren County Fair this year, the previous building collapsed earlier this winter due to the heavy snow, ice, and rain. The construction on the building finished a couple days earlier then expected, which now leaves everything to the Warren County Planning and Zoning board. Lastly, According to the Fair board President Dave Wilcox, the pavilion will look closely to the old one but with more room, less obstacles and better viewing due to the new design with no support poles.

Bradford Dodge, Started and Underway!

We have recently started the Bradford Dodge just off of East Main Street, across from the Ford dealership. This dealership is going to bring in many new jobs to the area. This is also going to be the only Dodge dealership with in 30 miles! This Picture is the ground breaking that took place at the soon-to-be Dealership!

McKean County Natural Gas Expo, Marcellus Shale

On march 10th & 11th there is going to be a natural gas expo held at the University of Pittsburgh at Bradford. The reason for the expo is to let the energy providers, service providers and business owners interact to learn about opportunities approaching because of the marcellus shale. Fall Happenings

As we head towards the end of the year, we see a fair amount of construction activity.  We are currently working on numerous projects in the Marcellus Shale play as well as finishing up other more traditional projects.  We have recently landed four nice projects that have increased our backlog significantly and will keep up busy over the winter months.

We are also seeing that there is more activity in bidding projects than there has been in the recent past.  The types of projects include pre-engineered steel buildings, compressor station concrete, building additions, office renovations, and other large concrete projects to name a few.  This activity is a positive sign for Kessel Construction and the construction industry in general.  We are looking forward to this uptick in construction and the many benefits that go along with that.

Key Construction Back Log Indicator is up^

The Associated and Builders Contractors of America has posted their latest construction back log indicator. This is a relatively new key economic indicator for the construction industry. It measures construction dollar spending outside of the other key economic indicator of “new home” construction or residential construction. This measure is key to signaling potential economic recovery and growth as it focuses on Commercial and Industrial projects key to the economy showing recovery.

 

It should be noted that this is only an indicator… your results may vary.

The good news for those of us in the Northeast USA is that the backlog/ activity appears to be strongest in our marketplace.

Currently, we are seeing a good amount of activity around the Marcellus Shale play and traditional industries in our marketplace such as powder metal and timber seem to be chugging along. However, due to their most recent reduced production levels, capacity does not appear to be a problem.

We look forward to the Marcellus Play opportunities for our area as they bring gas exploration and construction to production and the midstream operations. This should provide opportunities in the midstream for pipeline construction, compressor stations, pump and metering shelters etc.

Carbone of America to Expand

Carbone of America in St. Marys, PA recently awarded a new building project to Kessel Construction.  This project is for a 31,250 square foot pre-engineered metal building system that will be used for the industrial sector.  We are excited to start this project in the near future and are looking forward to building for Carbone again.

2010 Construction Outlook

As 2009 comes ro a close there are a lot of industrial and commercial businesses that are breathing a collective sigh of relief as they have survived the worst economic conditions in arguably 30 years.

The interesting times are still ahead. It seems most businesses in the area kept saying lets get through 2009, let's get through Q1 of 2010, it's gotta get better by Q2 2010. Anyone got a crystal ball?

What's going to happen here is anyone's guess. What does seem to be a consensus is that things have gotten as bad as they can and should start getting better.

One bright spot in the Northern Tier of PA and Southern Tier of NY is the Marcellus Shale Gas play. Should this prove to be as big as all the indicators suggest, there will be a lot of activity and peripheral businesses will grow and/ or be developed. One recent development that brought more positive news to the area was the ANF ruling in favor or Minard Run Oil and additional plaintiffs which allows Oil & Gas development in the Allegany National Forest to the holders of land leaes amd mineral rights and other permissions to the subsurface development of the valuable gas and minerals below. Basically, this gave back to the developers the rights they previously held prior to an earlier court ruling preventing them from developing the commodities below the surface.

The first two quarters of 2010 should still hold plenty of opportunity for businesses that want to build with depressed materials pricing. Currently, steel is still flat, concrete suppliers are indicating that while prices jumped from 2008 to 2009, they are holding 2009 pricing going into to 2010. Unfortunately, while the economy chugged along last year at a sluggish pace many suppliers did not replenish inventories due to the poor economic outlook. Due to this fact many commodities are at very low levels and as demand comes back the suppliers are looking to get more for thier products; - steel - lumber - insulation - membrane roofing products etc

Currently, many of the same folks that thought the first quarter of 2010 held so much promise are now wondering what it was that was going to magically change and bring better times. The indicators are still not there just yet.

Kessel completes keystone projects and eyes future projects!

Kessel Construction recently completed a large precast concrete warehouse addition for Nestle Purina Pet Care Products. This facility features the unsurpassed Butler MR-24 Roof System.

Additionally, the firm has just started another project for the SERTA Mattress Company. The project features a 35,000 square foot addition to the existing 45,000 square foot facility that was built by Kessel in 2000.
